- Prepare a comparative market analysis of your home.
- Determine the best possible list price for your home in today's market.
- Complete and review the listing agreement with you.
- Prepare your home for sale. Spend as much time as need to go over the entire property with you, both inside and outside. I will make a list, with you, of suggestions and recommendations about your home so it will show at its very best during its time on the market.
- Install a key box and our exclusive for sale sign.
- Create a professional information sheet highlighting the key selling points of your home for prospective purchasers.
- Prepare your individual marketing booklet to be left in your home at all times.

- COMPANY TOUR. Personally conduct a tour of your home for all the sales agents in my office.
- THE MULTIPLE LISTING ASSOCIATION. Professionally represent your home to the multiple list association. As a result, your home will be exposed to every agent in your area.
- BROKERS OPEN HOUSE. Hold Realtors open houses for agents. I shine in this area!
- FLYERS. Professionally create, produce, and send at least one flyer about your home to each and every agent in the multiple listing association. Agents watch for my flyers.
- EXCLUSIVE MAILING LIST. Prepare and send a newsletter about your home to my own exclusive mailing list of the top selling agents. This has been an extremely effective marketing tool as agents watch for my letters!
- AGENT RAPPORT. I strive to motivate agents to show and sell your home through my many personal contacts. I have established and constantly work to maintain a high rapport with the working agents.
- ADVERTISING. Our company maintains one of the most extensive advertising programs in the area. Advertisements for your home will be placed in the local media on a regular basis.
- PUBLIC OPEN HOUSES. Hold public open houses according to your wishes.
MY COMMUNICATION WITH YOU
- As we begin our seller/agent relationship I give you my personal commitment of direct communication regarding the current market and the marketing of your home.
- I will verbally keep in touch with you a least once a week as my work progresses for you.
- Weekly report of all showings of your home and their comments.
- I will provide a written report every 4-6 weeks to fully inform you of all my work and the marketing done on your behalf to that date.
- Written open house reports.
THE SALE
- Be present, when contacted, at any and all agreement presentations.
- Qualify all purchasers to the best of my ability.
- I keep abreast of all current financing programs available. I will help the purchaser find the best financing possible today.
CLOSING THE TRANSACTION
- Constantly keep you informed as to the progress of your agreement from the time of signing until the close of your sale.
- CLOSING. I work hard to handle any situation that may arise with mortgage bankers, appraisers, underwriters, inspectors, purchasers, and other agents up to the actual close of your sale.
- Go with you, if you so desire, to the signing of your closing documents.
